HOUSE
Irvine House is a warm, inviting townhouse located in Colfax Meadows, a friendly, tree-lined neighborhood in Studio City populated by families and young professionals. The house is walking distance to Tujunga Village, a popular pedestrian district with many sweet shops, cafes and restaurants, and a two-minute drive to bustling Ventura Boulevard with its many trendy bars, restaurants and clothing stores. The local mini-mart with basic groceries, wine/beer and household items is an easy two block walk away.
The home has a cozy but spacious feel, bathed in lots of California’s famous bright natural light. Upstairs are two bedrooms, each with an ensuite bathroom; both bedrooms also have ample closet and dresser space. Bedrooms have been thoughtfully curated, with comfortable premium mattresses and luxury linens. In the bathrooms you’ll be spoiled with thick, fluffy white towels.
Upstairs is also where you’ll find the washer/dryer.
Relax downstairs in the comfortable living room connected to a split-level dining area. Further down the hall there's a kitchen with an office adjacent, complete with spacious desk and working printer. The ground floor features front and back patios with seating, and upstairs you’ll find another patio off the master bedroom with a cafe table and chairs, perfect for enjoying your morning coffee.
To get your day started right, the kitchen boasts both a drip coffee maker and a Nespresso machine.
There are three televisions in the home (the living room, office and master bedroom), each equipped with an Amazon Fire stick for you to access all major streaming services.
You'll be provided a clicker to access a parking space in the subterranean parking garage, and there’s also ample street parking.
We often jokingly refer to Studio City as “West Hollywood North, because driving along famed Laurel Canyon from the Sunset Strip, it’s a short 10 minute drive to our neighborhood. Studio City extends from Vineland Ave on the East to Coldwater Canyon on the west.
THE NEIGHBORHOOD
The house is located close to the 101 and the 134 freeways. It's a short drive to the Disney and Warner Bros lots, and about a 12 minute drive over the hill to Hollywood, with its famous sightseeing, as well as industry destinations like Netflix, Paramount and Capitol Records.
The famous Universal CityWalk, and Universal Studios Theme Park is adjacent to Studio City, about a seven-minute drive.
Our section of Ventura Blvd. is known as “Sushi Row” due to the proliferation of excellent sushi restaurants including Sugarfish, Kiwami and Asanebo.
You’ll be near other excellent eateries as well, like Jon & Vinny’s and Joan’s on Third. Premium grocery stores like Gelson’s, Whole Foods and Erewhon are all a short drive away.
Fryman Canyon, one of the city’s best hiking trails, is right in the neighborhood, and Studio City is also home to many excellent gyms, yoga studios and spas.
